Building Without Land

Explore House and Land Packages

You don’t need to already own land to start your new home journey with Dixon Homes. Our Building Without Land process helps you explore home designs, specifications and house and land packages that fit your budget and lifestyle before you commit to a block. Whether you’re browsing new estates or comparing suburbs, our New Home Sales Consultants can guide you through available packages, help you secure suitable land, and explain the steps toward a fixed-price build. This way, you’ll have a clear picture of costs, timelines and site requirements before purchasing land, so you can buy with confidence and avoid surprises later.

How it works

Site Investigation – We complete upfront checks using independent information (soil, bushfire/BAL, contours, service connections and planning overlays) to flag likely costs and suitability while you’re still assessing lots.

Additional checks (if needed) – For more complex blocks, we can arrange percolation testing, flood level and acoustic enquiries, helping ensure your chosen home fits the site.

Pre‑Approval – Once you’ve chosen land, we draw working plans, complete the energy assessment, prepare levies, lodge with the certifier/council and issue a fixed price held for a defined period—so you can move from concept to contract smoothly.

Why build with Dixon

You’ll get ISO‑certified quality systems, multiple statutory and third‑party inspections, long‑term structural warranties and 24/7 visibility through our customer portal. We can also check our land database to match blocks or house‑and‑land packages to your preferred design and location.

Note: Early guidance is indicative and drawn from third‑party and public sources. Final pricing, specifications and timelines are confirmed after site‑specific investigations and approvals for your selected lot.

Browse our current house and land packages to see available designs and locations or book an appointment with one of our New Home Sales Consultants. They’ll help you compare suburbs, shortlist homes that meet your goals, and guide you through the path from planning to contract with clarity and confidence.
