Building with Land

Build on your block with confidence

Already own a block and want a straightforward path to a new home? Speak with a Dixon Homes sales consultant about building on your land. We’ll help you match one of our 1500+ quality-assured designs to your site and budget, and we’ll do it under our philosophy that fixed price means fixed price—so you can plan with certainty.

What we do for landowners

Site Investigation (from $250): early checks to confirm what your lot requires—preliminary soil test by a registered engineer, BAL rating, council overlays, as-constructed sewer/stormwater searches, registered plan review and, where needed, a licensed surveyor contour survey. These upfront enquiries are designed to surface constraints before you commit to construction.

Additional due diligence (from $750): for selected sites we can arrange percolation testing for onsite sewerage, plus targeted flood-level and acoustic enquiries.

Pre-Approval (from $1,400): we draw working plans in your chosen specification, complete an energy assessment, calculate industry levies, lodge with the certifier (and council drainage where required), apply for home-warranty insurance, and hold your price for 60 days from quote date.

Quality & protection you can verify

Your home is delivered under an ISO-9001 quality-assured system with rigorous oversight—6 statutory + 20 additional builder inspections, plus 15 compulsory + 35 additional third-party certificates—backed by a 50-year limited structural warranty and a 17-month maintenance period. All homes come standard with steel frames and trusses, and you can track progress 24/7 via our online customer portal.

Indicative timing (SEQ)

Recent data shows an average administration period of around 12 weeks, followed by a minimum construction period of approximately 28 weeks for registered blocks, subject to weather, approvals and supply.

Note: Site-investigation advice relies on independent third-party data; fees are non-refundable once orders are placed. Contract pricing excludes external service conveyance and other site-specific authority requirements unless expressly stated.
